A million-dollar build, run on a spreadsheet.
Most residential GCs juggle draw requests, sworn statements, and lien waivers across email, Excel, and a shared drive. The math gets stale. The owner asks the same question twice. A waiver goes missing.
One ledger. Every line. Tied out.
Built for the way residential draws actually work — sworn statements drive everything, change orders flow through, lien waivers stay attached.
The single source of truth for every project.
Trades, contracts, change orders, draws, balances — all on one screen, math always verified. Reallocate from contingency in two clicks. Export PDF for the bank when they ask.
- Auto-balanced contract / drawn / remaining per trade
- Change orders tracked inline (owner-add, overage, scope-change)
- Self-perform lines tagged separately for clarity
- One-click PDF export with cover page and signature block
Compose a draw in five minutes, not five hours.
Pull this period’s amounts straight from the sworn statement. Real-time guard rails flag anything over budget before you submit — with contingency suggestions baked in.
- Live over-budget warnings with available contingency
- Auto-attach prior conditional + unconditional waivers
- Owner gets a clean per-line approve / deny review
- Decision history kept on every draw, forever
Every waiver, by draw, with a paper trail.
The reason you don’t get paid? Missing waivers. DrawRight tracks conditional and unconditional waivers per sub per draw, sends reminders automatically, and shows you exactly what’s outstanding.
- Per-draw rollups: received / pending / N/A
- One-click reminder emails to subs
- PDF storage attached to the right line
- Closeout report for the title company
The job isn’t over at substantial completion.
Most builders hand over the keys and lose the warranty thread. DrawRight keeps every callback, punch item, and warranty issue tied to the project that built it — with the sub still on the hook.
- Warranty timeline from substantial completion to expiry
- Open / in progress / resolved kanban by issue
- Each item linked back to the original trade and sub
- Closeout-ready report when the year is up
Set it up Monday. Run draws Tuesday.
Import your sworn statement
Bring an existing Excel, paste in trades and contract values, or start from a template. Self-perform lines and contingency get tagged automatically.
Compose & submit a draw
Enter completion amounts per trade. DrawRight checks balances, attaches waivers, and routes to the owner — all without leaving the page.
Owner approves, you get paid
Owner reviews each line, approves or asks questions, and signs off. Funds get released, waivers get filed, and the next draw is already half-built.
Your owners want a clean window into the job. Give them one.
DrawRight isn’t a contractor portal you bolt on top — owners get a real view of contract, drawn, and remaining per trade, with every supporting document one click away. Faster approvals. Fewer angry texts.

Things builders ask before they sign up.
Do I need to change how I structure my sworn statement?
No. DrawRight imports the same line-item structure you already use — trades, contract values, change orders, contingency. Self-perform and fee lines stay flagged the way you flag them today. We just keep the math honest.
What about my bank's specific draw form?
DrawRight exports a clean PDF that most lenders accept as-is. For banks with custom formats, we map your line items to their template — usually a one-time setup, then it's automatic for every future draw.
How do owners and subs access it?
Owners get a free read-only login scoped to their project. Subs don't need an account at all — waiver requests and reminders go by email with a one-click upload link.
What happens to my data if I stop using DrawRight?
You own your data. Export every project as PDF + CSV at any time. We don't lock anything behind the subscription.
Can I include The First Year in my build cost?
Most GCs bundle it into the build cost as a $299 line item. The $299 First Year add-on is included on every project for Team-tier subscribers, or available per-project on Starter or Pro.
Where's my data stored?
US-based managed Postgres with daily backups, encrypted at rest and in transit. Row-level security per account so your projects never touch another customer's. SOC 2 in progress; happy to share details under NDA.
